  • Builder's spec houses or sub-divisions - Will purchase, option, fund, partner or joint venture any residential builder's spec house, to be built or model homes. Will Partner or equity share option.
  • Farms - Any type of farm in any location or condition, raw land, wet-land, with houses, out buildings, with or without material rights, easements, land locked, mountain, streams, bedrock or tillable. Will partner or equity share and pay referral fees.
  • Marinas - Any location or condition with or without concession sales will purchase with option to buy-back. Will partner or equity share and pay referral fees.
  • Water front real estate - Any type of water front; lake, ocean, river, pond, slip or water condominium. Will partner or equity share and pay referral fees.
  • Income producing real estate - Apartment houses, assisted living projects, rooming houses, packages of single family houses or mixed use income producing properties, any type or condition. Will partner or equity share and pay referral fees.
  • Non-Conforming properties - Survey issues, mixed use properties, shared access, specialty non-conforming, hill side, mountain, rocky, forested or clear; will accept existing leases and tenants.
  • Mortgages or Trust Notes - Current or defaulted mortgages, trust notes, secured instruments, annuities, ground leases or other promises to pay secured by real estate. Full or partial interest or option to repurchase.
  • Options - Fixed options, step-up price or step-down price option, single or multiple or rolling option, no or full credit option declining-credit option.
  • Real estate partnerships - Partnership or individual interest in a partnership, LLC, Corporation owned properties.
  • Corporation or business properties - Will analyze and evaluate corporation or business real estate. Will purchase or liquidate all or part of the assets or equity.
  • Estates - Entire estates with chattels or individual interest.
